Render Cleaning vs Damaging: Why Softwash is the Only Safe Method

Why Exterior Walls Need Regular Attention in Purbeck
Purbeck's coastal climate, high rainfall, and abundant vegetation create conditions that are particularly harsh on exterior walls. Moss, algae, lichen, and black spot develop on virtually all property types — from modern rendered houses to centuries-old stone farmhouses — and left untreated, they cause progressive surface damage that becomes increasingly expensive to reverse.
This guide explains what is growing on your walls, why it matters, and the safest ways to clean different wall types found across Purbeck and Dorset.
What Is Growing on Your Exterior Walls?
Green Algae
The most common growth on Purbeck properties. Algae thrives in damp, shaded conditions and spreads rapidly across render, brick, and stone. While algae itself does not structurally damage most surfaces, it retains moisture and creates ideal conditions for more damaging organisms to establish.
Moss
More structurally invasive than algae. Moss uses rhizoids — fine filaments — to anchor itself to surfaces. On render, these penetrate the surface layer and can cause delamination over time. On stone and brick, moss grows into mortar joints, widening them and allowing water ingress.
Lichen
The most stubborn and damaging organism. Lichen is a symbiotic relationship between algae and fungi that anchors extremely firmly to surfaces. It is particularly common on natural stone and older brick in Purbeck. Lichen requires specialist biocide treatment to kill properly — mechanical removal alone leaves rhizines embedded in the surface that cause continued damage.
Black Spot and Mildew
Dark staining caused by specific fungal and bacterial species. Particularly common on rendered walls and UPVC surfaces in Purbeck's coastal areas. Black spot is a surface-level issue but can penetrate render if left long term.
The Risk of Using the Wrong Cleaning Method
Exterior wall cleaning requires the right approach for each surface type. The most common and costly mistake is using high-pressure washing on surfaces that cannot withstand it:
- Render — high pressure can crack, pit, or completely detach render from the substrate beneath. Once damaged this way, render must be professionally repaired or replaced — a significant cost
- Lime mortar — traditional lime mortar is soft by design and is eroded by pressure washing. Many Purbeck stone buildings use lime mortar that requires gentle soft wash treatment only
- Purbeck stone — the limestone used in traditional Purbeck buildings has a protective patina that can be stripped by aggressive cleaning, leaving the surface more vulnerable to future weathering
- Painted surfaces — high pressure strips paint, requiring costly repainting
The Right Method for Each Wall Type
Rendered Walls
Soft wash only. We apply PowerUps Bio-Clean biocide at low pressure, which penetrates the surface, kills all organic growth at the cellular level, and continues working after we leave. The dead growth then weathers away naturally over the following weeks, or we can return to rinse it off once the treatment has fully worked.
Natural Purbeck Stone and Old Brick
Soft wash with specialist heritage-safe biocide. We never use pressure washing on traditional stone or historic brickwork. Our treatments are selected to be safe for lime mortar and to preserve the natural surface character of Purbeck stone.
Modern Brick
Low to medium pressure washing combined with biocide treatment. Modern brick is more robust than traditional stone, but we still exercise care around mortar joints and avoid excessive pressure.
UPVC Cladding and Fascias
Soft wash with dedicated UPVC cleaning solutions. These dissolve algae, black spot, and salt residue without yellowing or damaging UPVC surfaces.
How Long Do Results Last?
With proper biocide treatment, exterior wall cleaning results typically last 18 months to 3 years in Purbeck's climate, depending on aspect, shade, and proximity to the coast. North-facing and heavily shaded walls will see faster regrowth than south-facing or exposed elevations.
Signs Your Exterior Walls Need Professional Cleaning
- Visible green, black, or brown growth on any wall surface
- Dark streaking beneath window sills or gutters
- Lichen patches on stone or brick (these need immediate attention — the longer they are left, the more difficult and expensive removal becomes)
- White salt efflorescence on brick or stone
- Any damp patches appearing on interior walls that may be linked to exterior saturation
