Purbeck's Heritage Buildings Require a Different Approach

The Isle of Purbeck has one of the highest concentrations of listed and heritage buildings in Dorset. From the ancient walls of Corfe Castle to traditional stone farmhouses across the Purbeck Hills and Georgian townhouses in Swanage, these properties represent irreplaceable architectural history.

They also require exterior cleaning that is fundamentally different to standard residential work — and cleaning them incorrectly can cause damage that is both permanent and potentially in breach of listed building regulations.

Why Heritage Buildings Are Different

Most modern properties are built with materials that can tolerate a range of cleaning approaches. Heritage buildings are built with materials that cannot:

  • Purbeck limestone — the iconic local stone is porous, relatively soft, and has a protective patina developed over decades or centuries. Aggressive cleaning strips this patina, leaving the stone more vulnerable to weathering and fundamentally changing its character
  • Lime mortar — used in virtually all pre-1920s construction, lime mortar is intentionally soft and sacrificial. It is designed to be weaker than the stone it bonds, allowing buildings to flex and breathe. Pressure washing destroys lime mortar
  • Traditional render finishes — lime render and other traditional finishes on heritage properties are irreplaceable in the way modern sand-and-cement render is not. Damage to these surfaces often requires specialist conservation craftspeople to repair
  • Historic brick — handmade brick from previous centuries is softer and more porous than modern machine-made brick. It is particularly vulnerable to pressure washing

Listed Building Considerations

Cleaning a listed building is subject to planning constraints that many owners are not fully aware of. While routine cleaning is generally permitted, any treatment that changes the appearance or character of a listed building may require Listed Building Consent from Purbeck District Council (now Dorset Council).

Specifically, consent may be needed for:

  • Chemical treatments that alter the colour or finish of stonework
  • Any cleaning that removes historic patina or changes the surface texture
  • Removal of biological growth that has become part of the building's character

Do No Harm First

We use biocide treatments specifically formulated for heritage applications. These are effective against moss, algae, lichen, and mildew but designed to work gently without chemical interaction with lime mortar, limestone, or traditional render.

Low-Pressure Application

All treatment is applied at pressures well below those used even for standard soft wash work. On the most delicate surfaces, we apply by hand using brushes or low-volume spray to ensure complete control.

Minimal Intervention

For lichen on listed structures, we treat with biocide and allow the dead growth to weather away naturally rather than attempting mechanical removal. This avoids any risk of surface damage and is consistent with conservation best practice.
